Shelbourne Hotel sold

The Shelbourne Hotel has been acquired by US property investment group Kennedy Wilson, which is planning to invest millions of euro into the business to build on its status as the top five-star hotel in Dublin.


The acquisition was effected last night via a pre-pack receivership, with Ernst & Young restructuring partner Luke Charleton appointed to handle the process.

Ownership of this prized asset has switched from Jerry O’Reilly and John Sweeney, the remaining owners from a consortium that acquired the hotel in 2004. Other members of the consortium included Bernard McNamara, who was recently declared bankrupt in Britain.

The receivership has no impact on the operation of the hotel, with all sums owed to staff, trade creditors and the Revenue Commissioners to be paid in full by the new owners. The property will continue to be managed by Marriott International.

Staff and creditors were briefed this morning about the change of ownership.

In March, Kennedy Wilson announced that it has acquired loan notes secured by the Shelbourne for $152.4 million (€110 million), with about $74 million of equity invested. This debt was owed to the former Anglo Irish Bank.

Kennedy Wilson has now taken full control of the business and is planning to enhance its facilities.

This will include a facelift for the hotel’s facade, which is considered a “priority project”. Plans are also being developed to add a hair and beauty salon to its existing spa facilities, and to refurbish its 19 suites and public areas.

It is also considering adding a fourth sitting each day to its afternoon tea service due to strong demand.

The hotel’s 246 bedrooms are already being upgraded, in a €3 million investment that will conclude in November.

Stephen Hanley, general manager of the Shelbourne, said it was “business as usual” for the hotel.

“The management and staff at the Shelbourne Hotel are delighted to welcome its new owners, Kennedy Wilson, to this landmark Dublin property, where it is expected that both parties will work closely on further enhancing and developing the hotel.”

Mr Hanley said the hotel is trading successfully. In 2013, its revenues rose by 12 per cent to €29 million while its operating profit increased by 40 per cent to €6.3 million.

Revenues for this year are expected to be marginally higher at €30 million, which reflects the impact of revenue lost due to the refurbishment of its bedrooms. Its occupancy is running at close to 90 per cent of available rooms.

Commenting on the deal, Peter Collins, managing director of Kennedy Wilson, said: “The successful completion of this acquisition represents further progress towards our goal of the building a large-scale and diverse portfolio in the Irish market, including commercial multi-family, loan purchases and originations, residential and hotels. We believe there will be continued improvement in the Irish economy, and we are committed to a long-term position in this market.”

Kennedy Wilson has acquired a number of high-profile property assets in Ireland over the past year or so. These include the Stillorgan Shopping Centre in Dublin, the Portmarnock Hotel and Golf Links for €29 million, and a residential block at Central Park in Sandyford for €88 million.


On Thursday, the group announced that it has acquired Elliott loan portfolio from Ulster Bank for €120 million.

The five stages of Longitude – and August shows for Marlay Park?

The licence application for the capital’s newest festival reveals more details of what to expect in Marlay Park in July.

Those heading to Longitude in Dunlin’s Marlay Park in July can look forward to spending their time wandering around five stages, according to the licence application lodged by Festival Republic, on behalf of MCD, with Dún Laoghaire Rathdown County Council.

According to the application and event management plan, we can expect “three music stages and two multi arts stages”, with all the stages bar the main stage to be tented. There is also a “children’s area” per the site drawings attached to the application. The site capacity is 9,999 people and they’re expecting a 50/50 male/female breakdown. Music will run each day from 2pm to 11pm and there will be no re-admission to the site. Security contracts have been awarded to UK-based companies SLS and Specialized Security and the security guidelines are very much in keeping with the post-Swedish House Mafia shows at Marlay Park last year.

The letter of consent included with the application from Dún Laoghaire Rathdown County Council to MCD, giving them permission to apply for the licence, refers to a contract agreement from May 2006. It would be interesting to see that document and the terms, conditions and duration of that agreement.

It’s also interesting to note the existence of another licence application from MCD for “concert consisting of music performance” at Marlay Park on August 3 and 4. Application OEL 02/13 was lodged on May 24 and the relevant application is not currently online. Again, as has become the norm this summer, it’s Festival Republic who are taking the lead, a further sign of the Live Nation takeover of the Irish live music business.


Thanks to its investment in Festival Republic, Live Nation now has a hand, act and part in the Phoenix Park shows, Longitude, Oxegen and, most famously, the Electric Picnic. There is also the not insignificant matter of Dublin’s O2 and it’s believed that the company are the front-runners to buy Harry Crosbie’s stake in the venue from NAMA. It’s been a long time coming and they’ve done so with great stealth, but Live Nation are now very significant players in the Irish live music market.

IRELAND REMAINS among the friendliest and most welcoming countries in the world for foreign visitors, according to major new global research.
A study by the World Economic Forum (WEF) has found that Ireland ranks 9th on a global list of the attitude of its native population to visitors.
On a scale of 1 to 7, where 7 is ‘very welcome’, a survey commissioned by the WEF found that the average Irish response was 6.6.
Though most countries offered an average response of 6.0 or higher, Ireland’s relatively high proportion of high responses means it is behind only eight other countries – and only four other European nations – in the warmth of its welcome.
Iceland was the most welcoming country, with an average response of 6.8, marginally ahead of New Zealand.
Bolivia ranked at the bottom, with a score of only 4.1, with Venezuela scoring 4.5 and Russia coming third-from-last at 5.0.
Aggregating scores across a wide variety of factors – including the strength of the cultural sphere, transport links, accommodation and accessibility – Ireland ranks 19th in the world, with a total average score of 5.01 out of 7.
While Ireland performs highly in terms of the education of its public, and its tourism infrastructure, its score falls back on cultural resources, price competitiveness and natural resources – though the later score is based on inflexible scores like the number of total known unique species and biome protection.
Switzerland tops the poll, with a score of 5.66, ahead of Germany and Austria on 5.39, and Spain and the UK on 5.38.
Stadium Capacity
A WORLDWIDE REPORT has revealed that Ireland is close to the top of the list worldwide in terms of its availability of sporting stadiums.
Figures commissioned by the World Economic Forum show that in terms of total seating capacity and population, Ireland has the second-highest number of sports stadiums in the world.
Adding up the total capacity of stadiums in Ireland means there are 243,077 seats for every one million people living in Ireland.
Only Iceland, which has a population 14 times smaller than Ireland’s, has a higher proportion of seats per person.
The WEF report cites the high proportion of seats-to-people as reflecting a strong sporting and cultural sphere, which is seen as a basis for attracting sporting tourism.
The figures were compiled by Booz & Company, based on figures from WorldStadiums.com – which doesn’t include any capacity from the hundreds of smaller pitches at GAA, soccer and rugby clubs around the country.

Brian O'Driscoll insists it doesn't matter who captains Ireland during the RBS 6 Nations, adamant it doesn't change the way he plays the game.
 
It was a typically marauding performance from the 34-year-old with just one difference as he was not in his usual role of captain – that responsibility landing at the feet of Jamie Heaslip following O’Driscoll’s sitting out the 2012 Six Nations and autumn internationals with injury. 

But despite not walking the team out O’Driscoll admits that it won’t stop him leading by example on the pitch for the rest of the tournament. 

"It was real Six Nations stuff, which you expect when you come to Cardiff," he said.

"The captaincy doesn't make any difference - I still see myself as a leader in the team and helping Jamie out where I can. 

"You don't play any differently if you're captain. You always try to lead by the way you play."

Meanwhile, Ireland will delay naming their team to face England until Friday in an attempt to give some of their walking wounded a chance to recover. 

Keith Earls will see a specialist after picking up a late shoulder injury in the victory over Wales while captain Heaslip suffered a cut to his leg.

Full-back Rob Kearney reported stiffness in his back after the game and underwent a precautionary scan, which reported no injury and he will be available for training

Dublin Zoo welcomed a record number of people through its gates last year, confirming its status as the State’s most popular family visitor attraction.
The Phoenix Park venue achieved an all-time high of 1,029,417 visitors in 2012, surpassing the previous year’s number by 2.5 per cent.
In 2011 the zoo attracted more than a million visitors for the first time in its 181-year history.
Visitor numbers last year were boosted by zoo’s new gorilla rainforest habitat which opened in late 2011.
There were also a number of new arrivals including two young Asian lionesses and a bull elephant, named Upali.
The young male elephant's arrival last summer represented an important milestone in the zoo’s attempt to cultivate a domestic elephant breeding programme. Keepers hope the elephants will mate and double the size of herd in the coming years.
Director Leo Oosterweghel said: “Reaching one million in 2011 was fantastic but to do it again and add to that number is phenomenal.
“We are delighted to say that the zoo is more popular than ever. We are extremely proud to be in a position to say that after a decade of continuous development that Dublin Zoo is amongst the best Zoos in the world.”
The zoo said its Christmas special programme, which aired on RTÉ One in December, was watched by an average audience of 429,000 viewers. Increased marketing, public relations and social media activity also contributed hugely to its strong performance, it added.
Anyone watching the Christmas Special Zoo programme will have been delighted to see the dedicated and professional zoo keepers, vets and management who ensure that one of our great national treasures, our animals at Dublin Zoo are being cared for with such love and affection. Dublin Zoo is not an island onto itself, but works with an international team of Zoo keepers who ensure that animals are paired and mated to protect endangered species.
Snowy Owls
Dublin Zoo has received an early Christmas gift in the form of two snowy owls.
The sibling birds, which have come from Linton Zoo in Britain, are less than 12 months old, and so it is too early to tell whether they are male or female.
The Arctic birds, characterised by their striking white plumage, are one of the largest species of owl.
In the wild, they are typically found in the far reaches of North America and along the icy fringes of the Arctic Circle.
The pair arrived in Ireland last month but were held in quarantine for three weeks before being introduced to their new habitat at the zoo last Tuesday.
They are among the few birds and animals in it likely to bask in the relative warmth of the Irish winter, given that they can withstand temperatures as low as minus 50 degrees in the wild.
While adult males are virtually pure white, females and young birds have more speckled coats.
Harry Potter fans will instantly recognise the owl as Harry’s famous feathered companion, Hedwig.
Dublin Zoo said the owls were particularly gentle in nature with excellent eyesight, and a keen sense of hearing.
California Sea Lion pup
Dublin Zoo is celebrating the arrival of a male Californian sea lion pup, born to its mother Seanna last Tuesday morning.
The pup weighs just 3kg.
Like all Californian sea lions, he was born on land without the ability to swim, but his mother introduced him to the water on his second day of life and he has since become a confident swimmer.
Team leader Eddie O’Brien said the zoo was “thrilled” with the birth of the pup.
“I’m delighted to say that Mum and pup are doing very well,” he said. “Sea lions’ milk is so rich in nutrients and fat that our new arrival will grow very quickly.”
The pup will share his habitat with his mother, three-year-old sister Flo and another female sea lion called Cassie.
Giraffe
Dublin Zoo has given the name Tamu to a rare female Rothschild giraffe after inviting suggestions from members of the public.
The name for the zoo's new arrival means “sweet one” in Swahili and was submitted by Grainne Byrne of Summerhill in Co Meath.
The giraffe was born in June, joining ten other giraffes at the zoo. She has a pale tan coat, making her easily recognisable among the rest of the herd.
Team leader of the zoo’s African plains Helen Clarke-Bennet said the calf was doing very well. “She is an extremely well adjusted and relaxed calf, following the herd wherever they wander,” she said.
“We received an overwhelming number of superb suggestions and picking the winning entry was not easy. We chose the name Tamu as it fits her personality perfectly.”
The Rothschild giraffe is one of the most threatened of the nine giraffe sub-species. Rothschild male giraffes grow to six metres in height and can weigh over 2000kg. Fewer than 700 now live in the wild. Their coat is a distinct mix of dark patches that are broken up by bright cream channel.

The Temple Bar TradFest began in 2005. Prior to this Dublin City had been lacking a festival which celebrated Traditional Irish Music and Culture for over 20 years.  A voluntary membership based organization, Temple Bar Traders, which is made up of business, cultural organizations and services in the Temple Bar area came together to start the Temple Bar TradFest . Since that time the festival has continued to grow in size, recognition and quality.
The Temple Bar TradFest has gained a reputation as the one of the biggest and best traditional Irish music and culture festivals in Ireland. It is now a firm fixture on the National and International festival calendar. The TradFest attracts visitors from all over Ireland and all over the world. In 2012 we had visitors from as far as Japan, Australia and New Zealand come to Temple Bar for the festival.
The festival takes place over six days and six nights with over 200 events. The festival has been recognised for its contribution to Irish traditional music and culture with several awards including Best Traditional Music Festival in the 2008 and 2009 Festival Awards. Temple Bar TradFest is one of the key festivals taking part in The Gathering organised by Fáilte Ireland that aims to bring the Irish diaspora home. Numerous iconic venues are used to host concerts featuring talented and beloved musicians from Ireland (and further afield) such as The Dubliners, Clannad, Moya Brennan, and Ralph McTell. These venues include Christ Church Cathedral, Dublins City Hall, The New Theatre and the Button Factory.
It is an important part of the festival to support upcoming Irish talent, each year we host IMRO showcase and give upcoming bands the opportunity to partake in headline concerts.
Of course each year the programme only gets bigger so there will be new additions to TradFest 2013, one being the Irish Stock Exchange. We also have a Music Trail with live Irish musicians performing throughout the pubs of Temple Bar.
Our family programme features a Children’s Hub in the Ark, 2 outdoor stages of free music, street performers, Irish dancers and much, much more.
The Temple Bar TradFest is organised and project managed by Temple Bar Traders, the local traders group in Temple Bar as a non-profit venture. We pump every cent into presenting musicians and performances of the highest calibre at the lowest feasible ticket price, thus opening up the festival to as broad an audience as possible.
